PUBLIC NOTICE

STATE OF GEORGIA
COUNTY OF DECATUR
NOTICE OF SALE UNDER POWER

Because of a default under the terms of the Security Deed executed by Edward L. Fleming and Dora W. Fleming to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Quicken Loans, LLC, its successors and assigns dated October 5, 2021, and recorded in Deed Book 486, Page 425, Decatur County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Rocket Mortgage, LLC FKA Quicken Loans, LLC, securing a Note in the original principal amount of $78,144.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, April 7, 2026, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit:
Land situated in the County of Decatur in the State of GA
ALL THAT CERTAIN HOUSE AND LOT IN THE TOWN OF ATTAPULGUS, DECATUR COUNTY, GEORGIA, DESCRIBED AS BEING PART OF THAT CERTAIN 10.84 ACRE TRACT G IN LOT OF LAND NO. 96 IN THE 20TH DISTRICT OF SAID COUNTY, ACQUIRED BY H.E. BOYETT FROM A.C. CAMP IN DEED UNDER DATE OF JANUARY 22, 1945, RECORDED IN DEED BOOK K-5, PAGE 160, OF THE LAND RECORDS OF SAID COUNTY, AND MORE PARTICULARLY DESCRIBED AS:
BEGINNING AT A POINT ON THE EAST SIDE OF N. MAIN STREET(FORMERLY KNOWN AS CHINA OR BROAD STREET WHERE SAID 10.84 ACRE TRACT JOINS THE PROPERTY NOW OR FORMERLY OWNED BY W.W. MCCARTY; FROM SAID POINT OF BEGINNING, RUN IN A SOUTHERLY DIRECTION ALONG THE EAST SIDE OF SAID N. MAIN STREET, 100 FEET TO A POINT; RUN THENCE IN AN EASTERLY DIRECTION 150 FEET TO A POINT; RUN THENCE IN A NORTHERLY DIRECTION TO THE SAID PROPERTY NOW OR FORMERLY OWNED BY BY MCCARTY; THENCE RUN IN A WESTERLY DIRECTION ALONG SAID MCCARTY PROPERTY, 150 FEET TO THE EAST SIDE OF SAID N. MAIN STREET AND THE POINT OF BEGINNING. BEING THE SAME PROPERTY CONVEYED TO WILLIE B. FLEMING BY DEED FROM H.E. BOYETT, DATED SEPTEMBER 5, 1964, RECORDED IN DEED BOOK E-8, PAGE 6, DEED RECORDS OF DECATUR COUNTY, GEORGIA.
Said property is known as 214 North Main Street, Attapulgus, GA 39815, together with all fixtures and personal property attached to and constituting a part of said property, if any.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of said sale as provided in said Deed, and the balance, if any, will be distributed as provided by law.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the secured creditor.
The property is or may be in the possession of Dora W. Fleming and Edward L. Fleming, successor in interest or tenant(s).
