NOTICE OF SALE UNDER POWER
GEORGIA, DECATUR COUNTY
WHEREAS, RITCHIE RANDALL THOMAS (hereinafter “Borrower”) did execute to FIRST NATIONAL BANK OF DECATUR COUNTY (hereinafter “Lender”), certain Security Deed (as described below) to the following lands located in Decatur County, Georgia, to-wit:
ALL TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN LOT OF LAND 107 IN THE 15TH LAND DISTRICT OF DECATUR COUNTY, GEORGIA, MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCING AT #5 REBAR SET AT THE INTERSECTION OF THE NORTHWEST RIGHT OF WAY LINE OF STATE ROAD 309- PELHAM ROAD WITH THE SOUTH ORIGINAL LAND LOT LINE OF SAID LOT OF LAND 107 WHICH IS THE POINT OF BEGINNING; RUN THENCE NORTH 89 DEGREES 30’ WEST AND ALONG SAID SOUTH LAND LOT LINE A DISTANCE OF

275.00 FEET TO THE POINT OF BEGINNING. ALL ACCORDING TO A PLAT THEREOF PREPARED BY JACK H. MILLS, JR. GRLS NO 3045, FOR THE ESTATE OF JAMES EALEY, DATED 5/20/2025 AND RECORDED IN PLAT CABINET C, SLIDE 116-2, IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF DECATUR COUNTY, GEORGIA.
The property is located in DECATUR County at 519 OLD PELHAM ROAD, BAINBRIDGE, Georgia 39817.
The aforesaid lands are referred to herein as the “Property”.
To secure the following indebtedness: (a) that that certain Consumer Note dated December 15, 2020 in the original principal amount of $60,
066.50; (b) all renewals and extensions of the
aforesaid promissory note; and (c) all additional loans and advances that might subsequently be made to Borrower by Lender, and all other indebtedness of Borrower to Lender, all as is more particularly shown by that certain Deed to Secure Debt from Ritchie Randall Thomas to First National Bank of Decatur County dated December 18, 2020 and recorded December 22, 2020 in Deed Book 469, Pages 127 - 136 in the Office of the Clerk of the Superior Court of Decatur County, Georgia (The “Security Deed”).
Whereas, the aforesaid Security Deed and the indebtedness secured thereby is owned and held by First National Bank of Decatur County.
Whereas, Borrower defaulted by failing to pay the indebtedness secured by the Security Deed and in accordance with the provisions of aforesaid promissory note and said Security Deed, Lender has exercised its option to declare the remainder of said indebtednesses immediately due and collectible.
Now, therefore, according to the terms of the aforesaid Security Deed and the law in such cases made and provided, the undersigned will expose for sale to the highest and best bidder for cash the lands described in the said Security Deed, after proper advertisement, on the first Tuesday in April 2026 (April 7, 2026) between the legal hours of sale before the Courthouse door in BAINBRIDGE, DECATUR COUNTY, GEORGIA.
The proceeds from said sale will be used first for the payment of the total indebtedness now owed Lender, including principal, interest, attorney’s fees and expenses, and the balance, if any, will be delivered to the persons legally entitled thereto.
Pursuant to O.C.G.A. Section
44-14-162.2 the name of the person or entity who has the full authority to negotiate, amend, or modify the terms of the aforementioned indebtedness is:

Please take notice that the Lender is not required to negotiate, amend, or modify the terms of the aforesaid promissory note and the Security Deed.
Notice of the initiation of proceedings to exercise the power of sale contained in the aforesaid Security Deed has been provided to Borrower in accordance with O.C.G.A. Section
44-14-162.2.
Said Property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the Property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the aforesaid Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the Property is Borrower (the grantor of the Security Deed), or a tenant or tenants claiming under thereunder. The street address of said Property is 519 Old Pelham Rd., Bainbridge, Decatur County, Georgia 39817.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of said Deeds to Secure Debt.
