PUBLIC NOTICE

NOTICE OF SALE UNDER POWER

By virtue of the power of sale contained in that certain Security Deed given by ODETHA SMITH AND BILLY LAMAR RUFF, to FIVE STAR CREDIT UNION, dated September 29, 2021, recorded in Deed Book 485, Pages 0310-0325, Decatur County, Georgia, Office of Superior Court Records, said Security Deed having been given to secure a Note dated September 29, 2021 in the original principal sum of Fifteen Thousand Seven Hundred Fifty and 08/100 dollars ($15,750.08), with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Decatur County, Georgia, between 10:00 a.m. and 4:00 p.m., on April 7, 2026, the property located at 536 Thomas Avenue, Attapulgus, GA 39815, more fully described in Exhibit “A” attached hereto and incorporated herein by reference. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the installment payment due on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney’s fees.
Said property will be sold as the property of ODETHA SMITH AND BILLY LAMAR RUFF, subject to the outstanding ad valorem taxes and/or assessments, if any, and all easements and restrictions of record, if any, having priority over this Security Deed.

EXHIBIT A
All of that certain tract of land situate, lying and being in Lot of Land No. 96 in the 20th District of Decatur County, Georgia and more particularly described as follows: To find the point of beginning of the tract herein conveyed, begin at a point located on the south side of Attapulgus Calvary public road, which point is the northeast corner of that certain tract or parcel of land conveyed to B.A. White by C.J. Parrish by deed dated March 15, 1946, recorded in Deed Book K-5, page 581, Deed Records of Decatur County, Georgia, and run thence in a westerly direction along the south side of said Attapulgus-Calvary public road a distance of 248 feet to the point of beginning. From said point of beginning running thence in a southerly direction 237 feet to a point; running thence in a northwesterly direction 94 feet to a point; running thence in a northerly direction 175 feet to a point located on the south side of Attapulgus-Calvary public road; running thence in a easterly direction along the south side of said Attapulgus-Calvary public road, a distance of 78 feet to the point of beginning.
This being the same property described in Warranty Deed from B.A. White to Henry Malcomb Spooner dated January 3, 1966, and recorded January 6, 1966, in Deed book K-8 at Page 533 of the Land Records of Decatur County, Georgia.
This being all of that property described as TRACT 2 in that Warranty Deed from Florence B. Gillespie to Johnny L. King dated September 7, and recorded in Deed Book 417, Page 489 in the Office of the Clerk of Superior Court of Decatur County, Georgia.
Together with that manufactured home situated thereon which is not permanently affixed to the aforementioned real property, but titled and held separately as personal property and which is intended by all parties to constitute part of the property as described in the attached security instrument. Said Manufactured Home is identified as follows:
