NOTICE OF FORECLOSURE OF RIGHT TO REDEEM

TO: WILLARD R. MUSGROVE (AKA WILLARD RICKY MUSGROVE), HIS HEIRS, ASSIGNS, AND/OR SUCCESSORS IN INTEREST
ANY OCCUPANT OF 126 AIKINS ROAD, CLIMAX, DECATUR CO., GEORGIA
ALL PERSONS KNOWN OR UNKNOWN HAVING ANY RIGHT, TITLE, INTEREST IN, OR LIEN UPON PROPERTY BEING KNOWN AS 126 AIKINS ROAD, CLIMAX, DECATUR COUNTY, GEORGIA, TAX PARCEL NO. 00440021B
RE: FORECLOSURE OF EQUITY OF REDEMPTION FOR TAX SALE DEED [REF. O.C.G.A. §§ 48-4-45 & 48-4-46]
TAKE NOTICE THAT the right to redeem the following described property, to wit:
All that tract or parcel of land situate, lying and being in Lot of Land No. 102 in the 19th District of Decatur County, Georgia, containing one-half acre, more or less, described as follows, to-wit: BEGINNING at a point on the North land lot line of said Lot 102, 686 feet Easterly of the Northwest corner of said Land Lot No. 102 (said distance being measured along the land lot line); from said point of beginning continue thence in an Easterly direction along said land lot line 165 feet to a point; thence run in a Southerly direction 90 degrees to the previous call a distance of 140 feet to a point; thence in a Westerly direction 90 degrees to the previous call and parallel with said land lot line 165 feet to a point; thence in a Northerly direction 90 degrees to the previous call 140 feet to the North land lot line of said lot and the point of beginning,
will expire and be forever foreclosed and barred on and after the 7th day of August, 2026 or within thirty (30) days after legal service of this Notice, whichever date is later.
The tax deed to which this notice relates is dated the 2nd day of November, 2021, and is recorded in the office of the Clerk of Superior Court of Decatur County, Georgia, in Deed Book 489 at Page 457.
The property may be redeemed at any time before the 7th day of August, 2026, by payment of the redemption price as fixed and provided by law to the undersigned at the following address:
