NOTICE OF SALE
STATE OF GEORGIA
COUNTY OF SEMINOLE
By virtue of the power of sale conferred upon the undersigned FAMILY BANK, grantee in that certain security deed, dated July 18, 2014, recorded in Deed Book 372, page 460, in the Office of the Clerk of Superior Court of Decatur county, Georgia, wherein DAVID W. HILL and TAMMY L. HILL, are the grantors, such power of sale having become operative in consequence of grantors’ failure to pay the therein mentioned indebtedness in accordance with the terms agreed upon, the undersigned has elected to declare the entire amount due and payable and will, at the Courthouse door in Decatur County, Georgia on the 1st Tuesday in September, 2026, sell at public outcry to the highest bidder for cash, between the legal hours of sale the property described in said aforesaid security deed, described as follows:
811 West St., Bainbridge, GA
All that certain tract or parcel of land lying and being in the City of Bainbridge, Decatur County, Georgia, more particularly described as BEGINNING at an iron pin on the East right of way line of West Street
265.56 feet north 01 degree 30 minutes west from the intersection of the north right of way line of college Street with the east right of way line of West Street and from said point of beginning continuing north 01 degree 30 minutes west along the east right of way line of West Street
76.80 feet to an iron pin, then North 89 degrees 39 minutes 30 seconds East 233 feet to an iron pin, then south 04 degrees 15 minutes west 77 feet to an iron pin, then south 89 degrees 39 minutes 30 seconds west
225.30 feet to an iron pin at the point of beginning. All in accordance with a plat prepared October 27, 1993 by Leroy Ouzts, GRLS No. 1654. Being a part of the property conveyed in a warranty deed from Anne T. Lindsey, et al to James R. Thompson recorded in Deed Book B-16, page 83, Clerk’s office, Decatur Superior Court.
Upon completion of sale, the undersigned will execute conveyance to the purchaser by virtue of the power of attorney in said deed, the proceeds from said sale to be used first to pay the indebtedness owing grantee by said grantors, attorney fees in accordance with notice given, the expense of the sale and the balance, if any, to said grantors.
