NOTICE OF FORECLOSURE SALE UNDER POWER
DECATUR COUNTY, GEORGIA
THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
Under and by virtue of the Power of Sale contained in a Security Deed given by Greta Ann Loyless and Joe W Loyless to Mortgage Electronic Registration Systems, Inc., (“MERS”) as grantee, as nominee for AMB Inc. dated April 13, 2012 and recorded on May 24, 2012 in Deed Book 00337, Page 0505, Decatur County, Georgia Records, and later assigned to LLACG Community Investment Fund by Assignment of Security Deed recorded on June 26, 2026 in Deed Book 00567, Page 0648, Decatur County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of One Hundred Twelve Thousand Five Hundred and 00/100 Dollars ($112,500.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Decatur County, Georgia, within the legal hours of sale on September 1, 2026 the following described property:
All that certain parcel of land consisting of one (1) acre of land with improvements thereon, including a three bedroom block house, lying, being and situate on the north side of U.S. Highway Number 84 in lot of Land Number 293 in the 27th District of Decatur County, Georgia, described as beginning at a point on the north side of U.S. Highway Number 84 at the southeast corner of the tract of land conveyed by J. T. Green to Garland W. Loyless by deed dated December 19, 1956, recorded in Deed Book T-6, page 577, records of Decatur County, Georgia, and running thence north 40 degrees east 172 feet, thence north two degrees east 97 feet, thence east 40 degrees south 169.5 feet, thence south two degrees east 97 feet, thence south 40 Degrees west 172 feet to the north side of U.S. Highway number 84, and thence in a northwesterly direction 169.5 feet along the north side of U.S. Highway Number 84 to the point of beginning; and shown as tract number one on a plat recorded in Plat Book Number 3, page 153, records of Decatur County, Georgia; and being the same tract of land conveyed by J. T. Green to G. H. Holder by deed dated November 6, 1959, recorded in Deed Book J-7, Page 311, records of Decatur County, Georgia.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

To the best knowledge and belief of the undersigned, the parties in possession of the property are Heirs of the Estate of Joe W Loyless or tenant(s); and said property is more commonly known as 3240 Dothan Road, Brinson, GA 39825.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
